Fun Family Vacation
Plenty of comfortable beds for a large group (there were 20 of us, 9 adults and 11 children). Plenty of privacy. Lots of towels, soaps, dish and laundry soaps, etc. We had everything we needed to cook and eat indoors and out, and then some - there were duplicates of many things! Bikes worked and were used. Lots of toys, games, books, DVDs. Boogie boards, beach toys, chairs, and even wetsuits for the beach, which is indeed just 3 minutes' walk away. The neighborhood is quiet and lovely. We visited the Monterey Bay Aquarium, Dennis the Menace Park, Big Basin Redwoods State Park, and UC Santa Cruz Arboretum. We spent a lot of time enjoying the beach. Our family had a wonderful stay here.

Hospitable with clutter and smelly
We enjoyed the location and definitely fit four families and large number of people. Pricing was high to the expectations of the manor experience.
The home was cluttered with old things.
The house has a distinct odor like a wet dog which was was the biggest distractor.

A perfect place for a large gathering within walking distance from the beach.
We had a group of 12 ladies hold a reunion at Tudor Rose Manor for an amazing weekend of catching up after 28 years, crafting, great homemade meals and walks on the beach. There were plenty of accommodations to hold all of us comfortably and we intend to hold future reunions here. Thank you so much for sharing this beautiful home with us.

The home in Aptos was everything the pictures said it was. The owners were very understanding when we had a few hic ups along the way. Everything worked out and we thank the owners for hanging in there. The home was warm and inviting, not fancy, but very homey we loved all the twist and turns. Our time there was wonderful, and we will rent it again if the family is gathering in mass. We were in Santa Cruz to celebrate the passing of our mother, the home would have got her approval.

Ideal location, professional owners, thoughtfully designed
Worked perfectly for 18 high school senior girls and two chaperones. There is a neighborhood wide 10 PM curfew, so no loud outside parties, but for a school trip that is perfect! I'm fairly certain one of the neighbors is closely monitoring this as we observed her taking photos of our vans as we arrived, presumably so she could report us should we get out of line ;). Great beach for playing in waves without a crowd is 3 blocks away. They do a pretty good job advertising the property, so I'll leave it there, but there are many other advantages to the property. Yard and house rooms are smaller than the pictures would lead you to conclude if you're not familiar with photography, but everything is so well laid out that 20+ would be no problem logistically (although due to Santa Cruz county laws you can't put more than 22 in the house).
Great location, large, dated
Overall we had a great stay. The Tudor Rose Manor is dated and a bit cluttered but has a large kitchen eating area, lots of rooms and beds, and is in a great location. We enjoyed the front "lawn" (tho were not able to sink the crochet into the turf lawn), we barbecued (it was left very dirty so we had to clean it before our use) and we spent a lot of time playing cards in the large eating area. The house is dated and we had some plumbing issues because of that. The owner responded quickly and a plumber came and fixed the issues. The rental price led us to believe it would be in a better shape. It got the job done and we had a great family reunion.
